Stretching from Broadview to Victoria Park, the former borough of East York offers good value for your property dollar. Fancier homes are found to the west, while bargain hunters should stick to the east.

The price: $$574,900, sold for $555,000
The draw: This semi features an open-concept reno, a trendy paint job, a finished basement and a large, leafy backyard. It’s also in the catchment area for the much-desired Jackman Public School.
The catch: The asking price was steep for a two-bedroom—it dropped by $25,000 in the three weeks the house was on the market, and then went for $20,000 under-asking. There’s a lovely cathedral ceiling in the master bedroom, but it’s carpeted in broadloom (fortunately, there’s pine underneath).

Danforth and Woodbine 325 Wolverleigh Blvd. #EYK
The price: $535,000, sold for $530,000
The draw: A recent reno added a cozy basement (including a fireplace) to this three-bedroom house on a deep 122-foot-long lot. East Lynn Park is a short walk.
The catch: Wood floors, wood ceiling, wood trim: modern furniture is a must to avoid the feeling of living in a cottage. The bathroom tile job is…Italianate, but some people like that.

Woodbine and Lumsden 119 King Edward Ave. #EYK
The price: $268,000, sold for $266,500
The draw: The price is right and the location is good—fairly close to the subway, very close to Taylor Creek ravine. There’s air-conditioning and a parking spot, as well as newish wiring and plumbing.
The catch: Even with the seven-year-old back addition, the house is miniature—the ground floor is about 400 square feet and one of the two bedrooms is in the basement. Good thing the lot is 126 feet long.

Danforth and Main 9 Barrington Ave. #EYK
The price: $344,900
The draw: Bright and sunny, this three-bedroom semi has a fireplace in the living room, pine floors throughout and a finished basement. It’s also super close to the subway.
The catch: The house is just east of Main Street, almost at the end of the Bloor-Danforth line. The recent renovator was overly fond of beige and the bathroom is small.
