Houses listed under 400 grand aren’t a common occurrence in the Toronto real-estate market these days, but they do exist. Bidding wars notwithstanding, we picked out some of the best non-condo options that are easy on the wallet.

The draw: This two-bedroom brick number includes attractive design features, like a sunken living room and interesting half-wall cutouts. Much about the house has been updated within the past four years, including its windows, kitchen, washrooms, flooring, and electrical wiring.
The catch: Future owners who drive would do well to convert the front yard into a parking space. The neighbourhood isn’t brimming with nearby amenities.

The draw: This two-storey townhouse has ample backyard space, two-car parking, and is just a few blocks’ walk from the Mimico GO station and the shores of Lake Ontario. Its windows and doors have undergone recent upgrades.

The draw: Three bedrooms, a solarium, a finished basement, and an attached two-car garage add up to plenty of space for the price of this east-end bungalow. A library, three parks, and four schools nearby also contribute to a great Walk Score.
The catch: This house is being sold in “as-is” condition, which likely means that—in addition to the dated wallpaper, frumpy cabinetry, and lifeless exterior paint—the whole place could use some TLC.

The draw: Bay windows, three bathrooms, a finished basement apartment, and a slice of backyard space render this Eglinton and Dufferin–area semi a steal. It’s also been kitted out with a new furnace and washer/dryer combo.
The catch: The slice of backyard really is just that: a little strip of lawn. The home’s layout doesn’t really leave space for a separate family room on the main floor, and avid cooks would probably want to invest in more kitchen-counter space.
