Church-Wellesley Village (#CHS)
Price: $469,900
Maintenance fees: $754
The draw: Big and bright, this 1,400-square-foot unit across from Maple Leaf Gardens (now a Loblaws and Ryerson U athletics complex) has two decent-sized bedrooms, two bathrooms and a solarium. There’s an indoor pool and squash courts. Extras: parking, close to subway/streetcar.
The catch: The tiles for both the kitchen backsplash (bright yellow and royal blue) and master bathroom
(“sexy” black marble) are way ’80s. There’s no balcony.
45 Carlton St., Unit 911.

Yonge and Eglinton (#MID)
Price: $369,900
Maintenance fees: $887
The draw: Right at the corner of Yonge and Eg, this 1,134 square-foot condo is in a smallish building, with only six units per floor. There are hardwood floors and a little breakfast nook off of the kitchen. Extras: parking, close to subway/streetcar.
The catch: Much of the decor needs modernizing, including the kitchen floor tiles and light fixtures. Older condos such as this have big units and nice amenities that make for livable spaces—and really high maintenance fees.
30 Holly St., Unit 206.

Liberty Village (#LIB)
Sold for: $465,000 (listed at $474,900)
Maintenance fees: $504
The draw: This 989-square-foot space has got understated style: There are marble vanities in the bathroom, a custom Murphy bed in one of the two bedrooms, CaesarStone countertops and custom closets. There’s also a small den and a large terrace. Extras: parking.
The catch: Surely some expert believes Murphy beds are bad for kids’ backs. The building is south of the railway tracks, making streetcar access a bit of a pain (though the 63 Ossington bus stops nearby).
59 East Liberty St., Unit 508.

Rosedale (#ROS)
Price: $549,000
Maintenance fees: $733
The draw: Classic and cozy, this three-bedroom corner unit has crown mouldings, two fireplaces (one’s in the master) and two full bathrooms (one with a Jacuzzi tub). It’s in the Rosedale Jr. P.S. catchment area. Extras: parking, close to subway/streetcar.
The catch: The kitchen is a little dated, there’s no air conditioning and no balcony, although the Moore Park ravine is a quick walk away. The maintenance fees seem high, but they include property taxes.
30 Elm Ave, Unit 309.
