Nearest green space: There are a number of small green spaces nearby, but the large Earlscourt Park is just 700 metres away.
Nearest school: Perth Avenue Junior Public School (14 Ruskin Ave.) is 600 metres away, Carleton Village Junior and Senior Public School (315 Osler St.) is about 15 minutes away by walking, and Bloor Collegiate Institute (1141 Bloor St. W.) is 15 minutes away by public transport.
Nearest grocery store: Tim and Sue’s No Frills at Dundas and Pacific is under 1.5 km away.
Closest TTC link: The property is steps away from the 26 Dupont and 168 Symington buses, which go to St. George station and Dundas West station, respectively.
Bonuses: The property is close to the amenities of The Junction and Corso Italia, and boasts two parking spots (accessed at the back of the unit), a private, fenced-in backyard, and a three-piece ensuite off of the third bedroom. Also, despite the fact that it is an attached townhouse, there are no maintenance fees.
Drawbacks: Though the property has generally been well maintained, it is somewhat dated by the pervasiveness of parquet floors, and the kitchen cabinetry. Moreover, though the kitchen is advertised as eat-in, at just over 120 sq. ft., it’s still a rather small space to fit an area for cooking and dining. Also, the price seems a bit low and could be set for a bidding war.

Moss Park
Address: Ph14-320 Richmond St. E. (Richmond & Sherbourne, #SLM)
Price: $399,900, plus monthly maintenance fees of $420.
Property size: Realtor lists property size as between 800-899 sq. ft.
Annual property taxes: N/A

Bathrooms: 2
Central A/C: Yes
Nearest green space: Moss Park is just 300 metres away.
Nearest school: Lord Dufferin Junior and Senior Public School (350 Parliament St.) is about 15 minutes away by walking, and Jarvis Collegiate Institute (495 Jarvis St.) is 15 minutes away by public transport.
Nearest grocery store: St. Lawrence Market is just over 500 metres away at Front and Jarvis, and there is a Luciano’s No Frills 400 metres away at 200 Front St. E.
Closest TTC link: The 501 Queen streetcar is just 2 minutes away by walking, and the 75 Sherbourne bus is just steps away.
Bonuses: This bright, open-concept property is located on the penthouse level and features 9 ft. ceilings, hardwood floors throughout, and a north-facing view of the Don Valley. The kitchen has stainless-steel appliances and an island, and the master bedroom has a private balcony area. The building also boasts a party/games room, an outdoor pool, and rooftop lounge with barbecue.
Drawbacks: The open-concept kitchen, living, and dining room total 160 sq. ft., which is a decent size, but perhaps too small for an adequate recreation and entertaining space. While the property is close to the Financial District, and downtown core, the Moss Park area, for the time being, leaves a little to be desired in terms of shops, restaurants, and amenities.
